Privacy Policy
This Privacy Policy explains how ShortSaleAZ (shortsaleaz.com) collects, uses, and shares information about you. ShortSaleAZ is operated by Ryan Melville, REALTOR®, Keller Williams Realty Phoenix ("we," "us," "our"). By using this site you agree to this policy.
Information we collect
Information you give us. When you submit a form, request a home valuation, ask a question, subscribe to updates, or contact us, we may collect your name, email address, phone number, property address, and anything you choose to write in a message field.
Information collected automatically. Like most websites, we automatically receive your IP address, browser and device type, referring page, the pages you view, and the dates and times of your visits. This is collected through server logs and analytics tools.
Cookies and similar technologies. We use cookies and comparable technologies to keep the site working, remember preferences, and understand aggregate traffic patterns. Most browsers let you refuse or delete cookies; the site will still work, though some features may not function as smoothly.
How we use your information
We use the information we collect to:
- respond to your question, request, or form submission;
- provide real estate services you have asked about, including property information, valuations, and market updates;
- send you emails or text messages you have asked to receive;
- improve the content, performance, and security of the site;
- comply with our legal, regulatory, and real estate licensing obligations.
Text messaging and phone calls
If you provide your phone number and consent, we may contact you by phone call and text (SMS/MMS) about your inquiry and about real estate services. Consent is not a condition of purchasing any property, product, or service.
- Message frequency varies. Message and data rates may apply.
- Reply STOP to any message to opt out. Reply HELP for help.
- Carriers are not liable for delayed or undelivered messages.
- No mobile information will be sold or shared with third parties or affiliates for marketing or promotional purposes. All other categories of data are subject to the sharing described below. Your mobile number is disclosed only to the messaging service providers that help us deliver our own messages to you, and they may not use it for any other purpose.
You may also ask us to stop calling or texting at any time by replying STOP or contacting us using the details at the end of this policy.
How we share information
We do not sell your personal information.
We share information only in these circumstances:
- Service providers. Vendors that operate the site and our communications on our behalf, such as our customer relationship management (CRM) system, email delivery platform, text messaging provider, website hosting, form processing, and website analytics. These providers may only use the information to perform services for us.
- Our brokerage and transaction partners. Keller Williams Realty Phoenix is the licensed broker of record for our real estate activity. Arizona law requires that a broker supervise and retain transaction records, so if you become a client, information necessary to the transaction is shared with the brokerage and held under the brokerage's own record-keeping and privacy practices in addition to ours. Information may also be shared with the parties required to complete a real estate transaction, such as a title or escrow company, lender, inspector, appraiser, or the other side's brokerage.
- Legal requirements. When we believe disclosure is required by law, subpoena, or court order, or is necessary to protect the rights, property, or safety of any person.
- Business transfer. If our business is merged, acquired, or reorganized, information may be transferred as part of that transaction.
Analytics
We use website analytics to understand how visitors use the site in the aggregate. These tools set cookies and receive information such as pages viewed and approximate location derived from IP address. You can opt out of Google Analytics across all sites using the browser add-on Google provides at https://tools.google.com/dlpage/gaoptout.
Do Not Track
Some browsers can send a "Do Not Track" signal. There is no common industry standard for how to interpret that signal, so we do not currently respond to Do Not Track signals. You can still limit tracking using the cookie controls in your browser and the analytics opt-out described above.
If there is a data breach
If we discover a security incident that compromises unencrypted personal information about you, we will notify you and, where required, the Arizona Attorney General, in the manner and within the timeframe required by Arizona's data breach notification law (A.R.S. § 18-552) and any other law that applies.
Third-party links
This site links to third-party websites and services we do not control, including property search tools, social media, and partner sites. Their privacy practices are their own. We encourage you to read the privacy policy of any site you visit.
Data retention
We keep the information you submit for as long as needed to respond to you, provide services you have requested, and satisfy the record-keeping requirements that apply to Arizona real estate licensees and brokerages. When information is no longer needed, we delete it or retain it in de-identified form.
Security
We use reasonable administrative and technical safeguards to protect the information we hold. No website or method of electronic transmission is completely secure, so we cannot guarantee absolute security.
Your choices and rights
You may:
- ask us what personal information we hold about you;
- ask us to correct or delete it;
- unsubscribe from marketing email using the link in any message;
- reply STOP to any text message to stop texts;
- ask us to stop contacting you entirely.

Arizona does not currently have a comprehensive consumer privacy statute, and we are a small business that is unlikely to meet the thresholds that trigger laws such as the California Consumer Privacy Act. Rather than list rights that may not apply to you, we commit to the following for every visitor regardless of where you live: we will tell you what we hold about you, correct it, delete it on request unless a law or our brokerage record-keeping obligations require us to keep it, and stop contacting you.
Children
This site is intended for adults. We do not knowingly collect personal information from children under 13. If you believe a child has given us information, contact us and we will delete it.
Fair housing
We are committed to the letter and the spirit of U.S. policy for the achievement of equal housing opportunity. We do not discriminate on the basis of race, color, religion, sex, disability, familial status, national origin, or any other class protected by federal, state, or local law.
Changes to this policy
We may update this policy. When we do, we will change the "Last updated" date above. Material changes will be highlighted on this page.
